I'm going to recommend specific items and areas privy only to them, stuff that crumble when not held by an elf or deepelf etc.

The first problem that comes to mind is that people will use those areas to hide. Oh well. Im sure if this gets thought into it, solutions will arise.

There are already special areas for Deep-elves. :P
Everyone else gets attacked in the Houses.
Polymorph works for that though.

Items and areas seem like something of a patch-up, rather than
an actual solution.

elf only +10 fort rings or elf-only ironguard buffing on command wristbands are a solution, in my book. The question that rises from them is how available will they be and if they'll be as powerful. Yes elves/delves need a buff but on the other hand we don't want everyone and their grandmothers rolling elves/delves.

Yes, they will be too powerful.

It's not like the +great fort treasures of SK are that limited.

And if you want cheat ironguard scripts, join Ain.
